The website, the property listings, the simulators and guides, and the services for AI assistants and other software: the MCP server at https://metastate.pt/api/mcp, the A2A agent at https://metastate.pt/api/a2a and the open property feeds. Using any of these services means accepting these terms.

Listings describe properties we market on behalf of their owners. Prices, availability and features are indicative, may change without notice and do not constitute a contractual offer. The exact address is shared when you contact us. Any transaction depends on the owner's decision and on the applicable contracts; real estate brokerage is governed by Law 15/2013.

Purchase cost calculations (IMT, stamp duty, registry), mortgage simulations, INE market prices and guides are general information with the sources indicated. They are not legal, tax or financial advice and are not a credit offer. For your specific case, talk to a consultant or a qualified professional.

You can ask for a viewing, a valuation or a call through the website or through an AI assistant connected to our services. By sending a request you confirm that the details are yours (or that you are authorised to share them) and that you agree to be contacted. A viewing is only confirmed when a consultant confirms it with you. Online valuations are indicative ranges based on comparable listings, not formal appraisals.
Personal data is processed as described in our Privacy Policy (https://metastate.pt/privacidade). AI assistants only send us what you ask them to send.

The MCP server, the A2A agent and the feeds are free and read only, except for the contact tools. Do not send false or third-party data without permission, do not use them for spam or to overload the service, and do not present Metastate's listings as your own. We apply rate limits and may block abusive use.

Photos, videos, texts and plans belong to Metastate or to the owners who authorised their use. AI assistants and search engines may quote and summarise our listings and guides, with a link to the original page. Copying them for other listings or portals requires written permission.

We make every reasonable effort to keep the information accurate and the services available, but they are provided as they are and may have errors or interruptions. To the extent permitted by law, Metastate is not liable for decisions taken only on the basis of indicative information, without prejudice to the rights of consumers.

We may update these terms. The version in force is always the one published on this page, with the date shown at the top.

These terms are governed by Portuguese law. Consumers may use the Complaints Book (Livro de Reclamações) or the national consumer arbitration centre (CNIACC). Without prejudice to mandatory consumer protection rules, the courts of Lisbon have jurisdiction.
