Who we are.
Metastate is a boutique real estate agency working in prime Greater Lisbon and the coast around it. It was founded in 2023 by António Lopes after years at a Big Four firm, and it is built on a deliberate constraint: one consultant per home, a small portfolio, and a written plan for every property we take on.

How we work
Every property gets a valuation built on comparable transactions, not on other people's listings; professional photography and video; a written marketing plan; and distribution across portals, our own channels and a network of colleagues. The owner sees the pipeline as it happens — views, enquiries, viewings and feedback — instead of waiting for a phone call that never comes.
Consultants complete seven days of internal training before they take on a client, and the agency runs on software built in-house: matching between buyers and homes, follow-up that does not go silent, and reporting the owner can open at any hour. The technology exists to give time back to the person, not to replace them.
Fees are 5% plus VAT, due only when the deed is signed. There is no retainer and no separate charge for photography, video or advertising. If the home does not sell, the owner owes nothing.
